About the Platform
Site Risk Intelligence
Risk Runners gives Arizona general contractors a clear picture of site risk before they bid — powered by real government data.
COPE Framework
Adapted from the insurance industry COPE standard for residential construction risk assessment. Six data sources queried simultaneously for every address.
Construction
Soil analysis from USDA SSURGO. Caliche likelihood, shrink-swell potential, excavation difficulty, and foundation cost impact.
Occupancy
Zoning and ADU eligibility from county GIS and jurisdiction rules. Permit checklists for each city.
Protection
Fire station proximity and hydrant availability. Estimated Protection Class that affects insurance rates.
Exposure
FEMA flood zones, USFS wildfire risk, and USGS seismic hazard. Environmental factors that affect construction and insurance.

Arizona ADU Legislation
Arizona has passed landmark legislation making Accessory Dwelling Units available by right across the state.
Requires cities with populations over 75,000 to allow ADUs by right on single-family lots. Limits HOA ability to prohibit ADUs.
Extends ADU by-right provisions to counties statewide, covering rural and unincorporated areas.
